Living in a gated community is somewhat different from that in one's private home in a public community. Each Association within Rio Del Sol is incorporated under California Law, as a private non-profit corporation. As homeowners, we become members of Associations that annually elect members to the various Boards who ensure that the community is maintained for the benefit of all homeowners. We live close together and share the responsibility of consideration for our neighbors. That responsibility and consideration is defined in the Covenants, Conditions and Restrictions (CC&Rs), the Articles of Incorporation, Bylaws and Board established Rules and Regulations.

Las Casitas

Although they have private side courtyards, the homes of Las Casitas don't have conventional front and back yards. Instead, its residents pay monthly dues to maintain extensive common areas around their homes, including a center greenbelt with a lake, and two pools with spas. Their dues, set by the Las Casitas Board, also pay for maintaining their streets, cable and reserves. Fewer than half its residents live here full-time, with the remainder visiting on weekends or for the winter season.

Casa Grande

Homeowners living in Casa Grande have more conventional lots with front and back yards which they themselves must maintain. The monthly dues, set annually by the Board of Directors, maintains those areas of common ownership. These dues primarily pay for the street maintenance/sweeping in the area as well as the cost for the digital cable provided to each home. A portion of these dues is also regularly set aside as a reserve fund for future and ongoing capital improvements. More than three quarters of the residents live here full time.

MASTER

All homeowners in Rio del Sol also belong to the Master Association, which is funded with a portion of the dues paid to their sub-Association. The Master Association owns and maintains the common areas shared by Casa Grande and Las Casitas: the landscaping and walls along Gerald Ford, the guardhouse, security personnel and front gate, Avenida del Sol and its landscaping, maintenance and street sweeping; and the greenbelt and pond between the two Associations. As with both sub-Associations, a portion of these dues is also regularly set aside as a reserve fund for future and ongoing capital improvements.

It should be noted that the Tennis Club Property (Clubhouse, pool/spa and the tennis/basketball courts) is the property of the complex's developer and is not owned or maintained by the Master Association or the dues paid.
